Regulations on separation of plots from 2025 according to the new Land Law

Article 220 of the new Land Law 2024 stipulates the conditions for separation of land plots and consolidation of land plots as follows: 

- Firstly, the land plot has been granted one of the following certificates: 

+ Land use right certificate 

+ Certificate of house ownership and residential land use rights 

+ Certificates of land use rights and ownership of houses and other land-attached assets 

+ Certificate of land use rights and ownership of land-attached assets. 

- Secondly, the land plot is still within the land use term; 

- Thirdly, the land is not disputed, not distrained to ensure judgment enforcement or is not subject to the application of provisional emergency measures by competent state agencies; 

- Fourthly, the separation of land plots and consolidation of land plots must ensure that there are passages; be connected to existing public transport roads; water supply, drainage and other necessary needs in a reasonable manner.
